Aestethetics

1 The owner or occupier of a section used for residential purposes shall not place or do anything on any part of the common property, including balconies, patios, stoops, and gardens which, in the discretion of the Trustees, is aesthetically displeasing or undesirable when viewed from the outside of the section.
Without approval, only the following are allowed on any balcony:
* A clothes-drying stand for the purpose of drying laundry. The stand however, may not be stored on the balcony when not being used;
* A suitable barbeque;
* Flowerpots, with flowers and plants;
* A maximum of 4 chairs, provided they can be and are stacked properly; A neat container of charcoal (original un-torn paper bag is acceptable).
2 All of the aforementioned is allowed based on the premise that it will be kept neat and tidy and the allowance may be withdrawn for all or certain occupants should any item, in the sole discretion of the Trustees, impact on the aesthetics of the building.
Furthermore:
• No lines may be stretched between the balcony railing for whatever purpose
• No goods may be stored, placed or stored on the ledge outside the balcony railings
3 The Trustees have the right to request owners to remove, within a prescribed time period, anything that in the discretion of the Trustees, is aesthetically displeasing or undesirable when viewed from the outside of the section.
a All windows must have curtains or similar devices that can screen the view of the inside of the fiat from neighbours and visitors.
b No changing of clothes is allowed without curtains closed.
c No naked or half-naked children and/or adults are allowed on balconies or common property
4 TV Antennae may not be attached to the walls of the common Property nor, may it extend through windows unless the prior written approval of the Trustees is obtained. Each resident may install one Satellite dish for reception only. This dish must be installed by a registered installer and must be installed in such a way to cause no disturbance to other residents. Any satellite dish installed incorrectly or in such a way to cause a disturbance to other residents will be moved at the, resident’s own cost.
5 The “Building Design Guidelines” must be observed at all times when any alterations, additions and/or other work are undertaken by residents or owners. Unless authorized by the Trustees in writing, no decorations or additions may be attached to a Section. Applications must be lodged with the Trustees containing full details of the intended work. Work may not proceed without the written consent of the Trustees.
6 Air-conditioning units may not be installed in a Section unless approved by the Trustees.
7 No obstructions may be placed on walkways or any portion of the Common Property.
